De-clutter – This is the first thing you need to do. Most of us have more ‘stuff’ than we really need and selling your home is a good time to clean out those closets, and just do a whole house de-cluttering exercise. It keeps your spaces from looking cramped.

Less is better – Look around your spaces. Do they look overstuffed with furniture? Are you able to really see how much space you have? If not, remove some furniture and put it in storage until you sell the house.

Architectural features – Do you have a fireplace or a beautiful view that is not being presented very well? Use the fireplace as a focal point for furniture placement to create a cozy sitting area. Use light window treatments to draw eyes to the beautiful view outside.

Adequate lighting – Using floor and table lamps instead of overhead lighting creates a warm and inviting atmosphere.

Fresh coat of paint – Painting is something that is inexpensive and can provide a dramatic change. It can brighten up a room, or make a small room look larger depending on the color you choose.

Open house – If you have a fireplace, light a fire. Light scented candles and bring in some fresh flowers. Put out a bowl of fresh fruit in the kitchen. These small touches will provide a warm and inviting atmosphere that is just the thing to sell your house.
